Methodology
What the table includes
One category, strictly: variable-rate home loans with an offset account. We exclude fixed rates (most can't have a genuine offset) and basic variable loans without offset. Mixing those in — as general comparison sites do — makes the numbers incomparable, because a loan without an offset is a different product at a different price point.
We don't publish editorial picks, star ratings or “award winners”. The table sorts by numbers you choose.
Where the data comes from
Rates, fees and product details are collected from lenders' published rate sheets and product documents, and verified by a person before publication — nothing goes live from automation alone. The date on the homepage is the date of the last human verification.
Rows tagged Indicative · negotiated are advertised rates that the major banks routinely discount case by case. We tag them rather than pretending the advertised number is what you'd pay.
How the numbers are calculated
Monthly repayment is calculated from your loan amount, the product's advertised rate and your chosen term, using the standard amortisation formula (principal & interest) or simple interest (interest only). It excludes fees.
Comparison rate is the lender's own published comparison rate, which by law is based on a $150,000 loan over 25 years. See the warning in the footer — for larger loans the annual fee matters proportionally less than the comparison rate implies, which is why we also show the fee as its own sortable column.
LVR is computed from your loan amount and property value, then matched to the lender's pricing tier (≤60%, ≤70%, ≤80%, ≤90%). Above 90% is outside the table's scope.
What we leave out
Cashback offers and honeymoon discounts are excluded from sorting — they distort the long-run cost of a 25-year product. Where an offer is material we note it in the row's details instead.
